PRA worked with the Lynn Community Development Housing Corporation (LCDHC) to investigate the potential of an adaptive re-use project within the historic Waterworks facility, constructed in 1871-1872, through the creation of 12 residential condominium units. In addition to interior re-configurations to maximize the functionality of the existing building as residential space, the design included parking, landscape, and site improvements.

The twelve residential units, each with an approximate gross floor area ranging from 1,100 to 1,400 square feet would have two bedrooms and two bathrooms, a fully-equipped kitchen, open plan living and dining space, laundry facilities and general storage.  The design incorporated the existing building's distinctive characteristics, including generous ceiling heights and large, over-sized windows that would provide ample daylighting to every unit in the building.
